The change in the Median Sold price point from August 2019 to August 2020 is an approx 3% increase compared to the approx 5% decrease in the Median Sold price point from August 2018 to August 2019. Accordingly, there is an approx 3% decrease in the Median Sold price point from August 2018 to August 2020.
For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the 13 days in August 2020 is five days lower than the 18 days in August 2019 and August 2018. For the year-to-date in 2020, April 2020 has the lowest DOM at eight days.
