The following charts represent 24 months of real estate activity in SW Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold


The change in the Median Sold price point from August 2019 to August 2020 is a 5% increase, which is significant compared to the 3% decrease in the Median Sold price point from August 2018 to August 2019. Accordingly, there is a 2% increase in the Median Sold price point from August 2018 to August 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days usually represents a seller's market. As you can see from the chart, the seven days in August 2020 is 24 days less than the 31 days in August 2019 and 12 days less than the 19 days in August 2018. For the year-to-date in 2020, April and August tie for the lowest DOM at seven days.



As you can see from the chart, August 2020's 204 homes sold are the second-highest monthly sold amount year-to-date 2020. It's quite a bit lower than the 231 homes sold in August 2019, but only one less than the 205 homes sold in August 2018.

The change in the Median Sold price point from August 2019 to August 2020 is an 11% increase, which is significant compared to the 1% increase in the Median Sold price point from August 2018 to August 2019. Accordingly, there is a 12% increase in the Median Sold price point from August 2018 to August 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the six days in August 2020 ties with April 2020 for the lowest monthly DOM amount for the past 24 months.



As you can see from the chart, the 333 homes sold in August 2020 ties with the 333 homes sold in August 2019. August 2018 had 341 homes sold. For the past three Augusts, the homes sold amount has been relatively level.
