The change in the Median Sold price point from November 2019 to November 2020 is a $65k increase, which is significantly higher than the $5k increase in the Median Sold price point from November 2018 to November 2019. Accordingly, there is a $70k increase in the Median Sold price point from November 2018 to November 2020.


For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the graph, the eight days in November 2020 is tied for the fourth-lowest monthly DOM amount for the past 24 months - with the lowest being five days in April 2020.


As you can see from the graph, the 271 homes sold in November 2020 is lower than the previous two months, with 300 homes sold in September 2020 and 289 homes sold in October 2020. The November 2020 amount is 84 homes higher than the 187 homes sold in November 2019 and 72 homes more than the 199 homes sold in November 2018.

The change in the Median Sold price point from November 2019 to November 2020 is a $55k increase, higher than the $47k increase in the Median Sold price point from November 2018 to November 2019. Accordingly, there is a $102k increase in the Median Sold price point from November 2018 to November 2020. It's also notable that beginning in March 2020, there is a noticeable increase in sold price vs. list price. This typically means that most listings receive multiple offers with buyers driving up the prices, indicating a seller's market.


For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days usually represents a seller's market. As you can see from the graph, the November 2020 DOM, of 5 days, is tied with July 2020 and September 2020 for the lowest DOM in the past two years.


The 106 homes sold in November 2020 are quite a bit lower than the previous five months, but I feel that has more to do with a lower inventory level than the market's pace. I'm making this observation based on the low DOM and the rapidly increasing sales price. It's also notable that the November 2020 amount of 106 homes sold is higher than the November 2019 amount of 97 homes sold and the November 2018 amount of 94 homes sold.

The change in the Median Sold price point from October 2019 to October 2020 is a $4k decrease, which is significant compared to the $22k increase in the Median Sold price point from October 2018 to October 2019. Accordingly, there is an $18k increase in the Median Sold price point from October 2018 to October 2020.


For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the 18 days in October 2020 is three days less than the 21 days in October 2019 and 30 days less than the 48 days in October 2018. For the year-to-date in 2020, April 2020 has the lowest DOM at eight days.


As you can see from the chart, the 198 homes sold in October 2020 are 46 more than the 152 homes sold in October 2019 and four homes more than 194 in October 2018. It also represents the third-highest homes sold year-to-date 2020, with the highest being 228 homes sold in July 2020 and 203 homes sold in August 2020.
