August 2020 -24 Months Real Estate Trends - NE Portland, Oregon

The following charts represent 24 months real estate activity in NE Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold


The change in the Median Sold price point from August 2019 to August 2020 is an approx 2% increase, which is lower than the approx 6% increase in the Median Sold price point from August 2018 to August 2019. Accordingly, there is an approx 9% increase in the Median Sold price point from August 2018 to August 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the six days in August 2020 is the second-lowest monthly DOM amount for the past 24 months - with the lowest being five days in April 2020.



As you can see from the chart, the 271 homes sold in August 2020 ties with July as the highest monthly sold amount year-to-date 2020 and a rebound from the August 2019 amount of 220 homes sold. The sales high in August for the past two years was 288 homes sold in August 2018.
