July 2020 - 24 Months Real Estate Trends - NE Portland, Oregon

The following charts represent 24 months of data in NE Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold


The change in the Median Sold price point from July 2019 to July 2020 is a 9% increase, which is significant compared to the 4% increase in the Median Sold price point from July 2018 to July 2019. Accordingly, there is a 13% increase in the Median Sold price point from July 2018 to July 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the six days in July 2020 is the second-lowest monthly DOM amount for the past 24 months - with the lowest being five days in April 2020.



As you can see from the chart, the 271 homes sold in July 2020 are the highest monthly sold amount year-to-date 2020. To provide context year on year, the July 2019 amount of 279 homes sold is only slightly higher than the July 2020 amount of 271.
