July 2020 -24 Months Real Estate Trends - SE Portland, Oregon

The following charts represent 24 months of data in SE Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold



The change in the Median Sold price point from July 2019 to July 2020 is a 10% increase, which is significant compared to the over 1% decrease in the Median Sold price point from July 2018 to July 2019. Accordingly, there is an 8% increase in the Median Sold price point from July 2018 to July 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the seven days in July 2020 is the second-lowest monthly DOM amount for the past 24 months - with the lowest being six days in April 2020.



As you can see from the chart, the 381 homes sold in July 2020 is the highest monthly sold amount for the past 24 months. The next highest monthly amounts were 358 homes sold in May 2019 and 348 homes sold in July 2019.
