July 2020 -24 Months Real Estate Trends - NW Portland, Oregon

The following charts represent 24 months of data in NW Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold


The change in the Median Sold price point from July 2019 to July 2020 is an 8% increase, which is significant compared to the 3% decrease in the Median Sold price point from July 2018 to July 2019. Accordingly, there is a 5% increase in the Median Sold price point from July 2018 to July 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the 19 days in July 2020 is one day lower than the 20 days in July 2019 and 6 days higher than the 13 days in July 2018. For the year-to-date in 2020, April 2020 has the lowest DOM at eight days.



As you can see from the chart, the 228 homes sold in July 2020 is the highest monthly sold amount for the past 24 months. The next highest monthly amounts were 210 homes sold in May 2019 and 205 homes sold in August 2018.
