July 2020 -24 Months Real Estate Trends - SW Portland, Oregon

The following charts represent 24 months of data in SW Portland, Oregon for: 

  • Median List Price vs. Median Sold Price

  • Median Days on Market (DOM)

  • Number of Homes Sold


The change in the Median Sold price point from July 2019 to July 2020 is a 6% increase, which is significant compared to the 2% increase in the Median Sold price point from July 2018 to July 2019. Accordingly, there is an 8% increase in the Median Sold price point from July 2018 to July 2020.



For reference, the lower the DOM, the more robust the real estate market. A DOM under ten days most usually represents a seller's market. As you can see from the chart, the 11 days in July 2020 is five days lower than the 16 days in July 2019 and July 2018. For the year-to-date in 2020, April 2020 has the lowest DOM at seven days.



As you can see from the chart, the 217 homes sold in July 2020 is the highest monthly sold amount year-to-date 2020. The highest monthly amounts for the past 24 months were 231 homes sold in August 2019 and 228 homes sold in June 2019.
