SW PORTLAND IS EXPERIENCING A BUYER'S MARKET! 🏡🙋‍♀️



The current Housing Inventory in SW Portland is 4.13 months, and SW Portland has been experiencing a buyer's market since June 2022. Next, let's use the Housing Supply and Demand trends to try to predict the future of the SW Portland Housing Market. Using the current activity and the trends, I expect this buyer's market to transition into more of a seller's market around March 2024. Still, it may not be a full seller's market but just a less aggressive buyer's market, as seen in January to March 2023.


The ideal real estate market would have 1.00 month of Housing Inventory, meaning Housing Supply perfectly satisfies Housing Demand. For this graph, that would be the orange and purple lines right on top of each other. When the Housing Supply and Housing Demand lines are close together, it represents a balanced real estate market. A huge separation between Housing Supply and Housing Demand means an unbalanced real estate market, creating either a buyer's market or a seller's market.
